U.S. Housing Market Rebalances Slowly

Watching the national housing market rebalance is always interesting, especially as those trends ripple out to our own San Diego neighborhoods. Active inventory is up about 4% year-over-year across the U.S., though the pace of growth is slowing—a sign that things are gradually shifting toward buyers, but not in a dramatic way. Homes are spending an average of 61 days on market, holding steady from last year and right in line with what we typically see as summer winds down. New listings dipped about 1% from a year ago, which brings us back to 2025 levels; a lot of folks are still weighing affordability and whether it’s the right moment to make a move.

Median listing prices edged down to $419K, with price per square foot softening to $222—the lowest since early 2026. With inventory gains and higher mortgage rates, buyers are getting a bit more leverage, but the pace remains measured, not rushed. In my experience guiding clients through San Diego’s own ebbs and flows, the key is staying informed and focusing on what matters most for your situation. No hype, just honest perspective and steady support—that’s how we keep the process smooth and stress-free, no matter what the headlines say.
