Meanwhile, pending home sales have dipped by 1.1%, the lowest in six months, as buyers weigh their options with median prices holding above $400K nationwide. Financing costs remain in the mid-6% range, just off recent highs, so it’s no surprise some buyers are pausing—waiting out the economic uncertainty or hoping for friendlier rates.

For those still in the hunt, a growing inventory and softer demand mean more room to negotiate, whether that’s price reductions, seller concessions, rate buydowns, or repairs on homes that have been on the market a bit longer. An economist recently noted that buyers have a window of opportunity before things may pick up again in late Q3, and for sellers, pricing right from the outset is key.
